Market Analysis
Glyfada is a southern suburb of Attica and is situated at approximately 13 km from the Athens city centre. Glyfada has rapidly developed over the last 30 years, now it can be primarily characterised as one of the most prestigious suburbs of Athens. Glyfada is one of the most prestigious residential areas of Attica.
In terms of accessibility, Poseidonos and Vouliagmenis Avenues form the two major thoroughfares that connect Glyfada with the centre of Athens and the surrounding Municipalities of Voula, Vouliagmeni, Varkiza, Alimos and Faliro. The area can also be accessible via the city’s public transport network as numerous bus lines run along the main thoroughfares. Furthermore, the tram and the metro network (Elliniko Station) serve the area of Glyfada and allow direct connection of the suburb to the city centre and to the other southern suburbs of Athens. Plans for an extension of the metro network to Glyfada is well underway, with works expected to complete within the next five years.
We carry out extensive property market research in the wider area of Glyfada, as well as in the specific area where properties under assessment lie. Glyfada and the surrounding areas are one of the most prime areas in Attica and the market values of all types are generally formed at high levels.
Through the years, the area maintained its prime character, while it became a favourite suburb of an exclusive group of potential buyers. We currently note significant activity in Glyfada’s residential real estate market, as new development projects are underway.
One of the main characteristics of the area is, however, the presence of zones of different marketability; there are different value ranges depending on the exact location in Glyfada and the built environment (e.g., the neighbouring with other properties, the views, etc), the natural environment (e.g., green areas and park proximity), as well as the proximity to Glyfada’s Central district and to the coastal segment.
